Loudoun County real estate assessments available online

Loudoun County Commissioner of the Revenue Robert S. Wertz Jr. has announced that Loudoun County real estate assessments for tax year 2026 are now available online at loudoun.gov/ParcelDatabase. Assessment notices will be mailed to property owners beginning Feb. 6. 

Assessment notices are not tax bills; they inform property owners of the assessed value of their real estate as of Jan. 1, 2026, and reflect real estate market activity that occurred during 2025. The assessed value in conjunction with the tax rate provides the basis for real estate tax bills that will be due on June 5 and Dec. 7. The Board of Supervisors will set the tax rate in April.

Property owners who believe their assessments are incorrect may file an Application for Review with the Commissioner of Revenue online at loudoun.gov/reaa by March 16. Thereafter, appeals may be made to the Board of Equalization until June 1. 

Loudoun County’s total taxable real estate is valued at $185.6 billion, an overall increase of 12%. The typical existing single-family, detached property saw a year-over-year increase in value of 1.4% and the average attached townhouse was up 0.5%. 

Commissioner Wertz said, “Sales prices of residential real estate moderated last year as Loudoun trended to a more stabilized market.” He continued, “Regarding commercial real estate, data centers again saw the largest increase in values of all types of commercial property.” The total value of taxable commercial property in the county is $68 billion, an increase of 26.9% compared to 2025.

These figures are averages and property owners may experience assessment changes that are more or less than the average. 

Property owners may communicate with their respective appraiser whose name and contact information is listed on the assessment notice.
