Plans turned in for The Woodlands Commercial Park on Hirst Road

Casey Chapman has turned in his plans to build a mixed-use development called The Woodlands Commercial Park on Hirst Road. The vacant property is currently zoned C-1, Office Commercial with the total acreage of the parcel at 12.04 acres, and the acreage to be developed at 4.40 acres. The applicant is operating under the name of CB Hirst, LLC. 

The uses proposed on this property are by-right uses, and require no public input.

The estimated trips per day come in at 2,778, and that is based on the published rates from the ITE Generation Manual for a daycare, office, and a quality restaurant. 

The first building on the left as you are facing the property calls for a total of 38,850 square feet and three stories. The first floor would contain 12,950 square feet and is proposed for a daycare or office.

The middle/center building number 2 will have a total of 10,000 square feet and will be two stories. There is room for a 5,000 square foot restaurant on the first floor.

The third three story building on the far right will be a total of 30,000 square feet – with 10,000 square feet on each floor. At present this building is proposed for a church or office.
