Loudoun County Launches Interactive Online Zoning Ordinance

Loudoun County has upgraded the online presence of the county’s zoning ordinance with the launch of an interactive, user-friendly platform that presents the Loudoun County Zoning Ordinance. The platform also features integrated zoning research tools that allow users to explore zoning districts and land uses, development standards, natural resources and attainable housing regulations, administration and procedures and more.

The new presentation of the Loudoun County Zoning Ordinance is intended to make the ordinance accessible for everyone.

The online zoning toolkit includes:

  • A land use lookup tool to learn which zoning districts allow a particular use
  • Development calculators
  • Easy access to LandMARC, the county’s online land management system
  • Searchable GIS zoning maps 

Other useful features include:

  • A prominent “What’s My Zoning” button in the “Smart Search” section allows users to find out how their property is zoned.
  • A district summary tool can generate a list of uses allowed in a zoning district.
  • A regulations by district tool can create a customized report for one or more zoning districts.
  • An amendment history table in the zoning ordinance table of contents summarizes the zoning ordinance amendments adopted by the Board of Supervisors with links to the amended sections within the text of the zoning ordinance.
  • Hyperlinks within the zoning ordinance link to other sections of the ordinance as well as definitions and external documents, such as the Code of Virginia. 

The online Loudoun County Zoning Ordinance is available for viewing and exploring at loudoun.gov/ZoningOrdinance. The online code management software replaces the PDF format in which the ordinance was previously displayed on the county’s website. The texts of historical ordinances are not included in the online system; however, they remain linked on the county’s website for reference.
 
About the Zoning Ordinance
The Loudoun County Zoning Ordinance regulates land use throughout the county and is the primary implementation tool of the land use policies described in the Loudoun County 2019 Comprehensive Plan, a policy document that provides guidance for governmental decision-makers regarding where and how the community will grow over many years.

The Board of Supervisors adopted the new zoning ordinance in December 2023, completing a nearly four-year process that included extensive public engagement with a broad range of stakeholders. The new Loudoun County Zoning Ordinance replaced the previous ordinance known as the Revised 1993 Zoning Ordinance.
